About The Red Barns
An enduring legacy of purpose and vision
Nestled at the foot of Christchurch’s dramatic Port Hills, Otahuna was once one of New Zealand’s foremost agricultural estates. Built in 1895 for Sir Heaton Rhodes, a prominent parliamentarian, philanthropist, and innovator, its name, derived from Māori meaning “little hill among the hills,” reflects the estate’s deep connection to its surroundings.
Early ‘guests’ at The Red Barns included Sir Heaton’s red poll cattle and those who wanted to buy them, as shown in these photos of a cattle auction on site in the 1940s.



Otahuna Lodge
At the heart of the Otahuna estate is our neighbour, the magnificent seven-suite Otahuna Lodge, where period charm and modern living intertwine. Soaring gables, carved fireplaces, and decadent interiors recall the craftsmanship of the late 19th Century.
For more than 100 years, the Lodge has welcomed royalty, visionaries, and groups of friends to experience the serenity of its gardens, the warmth of its hospitality, and the grandeur of its design.
Surrounded by 30 acres of gardens, originally laid out under Sir Heaton’s direction and now lovingly restored, the Lodge provides an opportunity to step back into history without leaving behind the luxuries of the present.
The Red Barns
Just beyond the main homestead, The Red Barns has been restored as an enduring symbol of Otahuna’s agricultural heritage. Painted in their distinctive hue, these structures once supported Sir Heaton’s pioneering farming and breeding enterprises, including his renowned work with Romney sheep and Red Poll cattle.
The Red Barns represent the estate’s working past – an era when innovation in agriculture helped shape the prosperity of Canterbury. Today, they remain a beloved part of Otahuna’s landscape, their bold silhouette a reminder of the estate’s roots and its blend of country life and comfortable living.
A new era
In 2008, Murray and Sally, the owners of The Red Barns, purchased five acres of land behind Otahuna Lodge, including the original barns, which had long since fallen into disrepair. In 2009 they set about restoring the barns, once held together with little more than 8-gauge wire, and giving them new life as stylish accommodation. It was a bigger project than they ever imagined, but today, their careful work stands as a continuation of Otahuna’s tradition of hospitality – welcoming travellers from near and far to experience the highlights of Canterbury. With their timeless rural charm and photogenic setting, The Red Barns have also become a treasured backdrop for bridal groups and newlyweds, providing an elegant space for wedding preparations.
